BR18 – Tagkonstruktioner & byggesikkerhed BR18 – Roof structures & building safety
Functional requirements, documentation and maintenance obligations for roof structures under the Danish Building Regulations.
1. Hvad er BR18? 1. What is BR18?
The Building Regulations 2018 (BR18) specify the requirements of the Building Act for the construction, renovation, alteration and maintenance of buildings in Denmark. The regulations cover safety, fire, accessibility, health and energy consumption, among other topics. For roof structures the central provisions relate to structural safety and personal safety.
2. Konstruktioner – generelle krav 2. Structures – general requirements
Projektering, udførelse, drift og vedligehold af konstruktioner og bygningsdele skal ifølge BR18 ske under hensyn til, at: Design, execution, operation and maintenance of structures and building parts must, according to BR18, take place with regard to ensuring that:
No harm occurs to persons and buildings (on the same or neighbouring properties).
No health risks arise due to failure of the structures.
- Der opnås tilfredsstillende funktion og holdbarhed. Satisfactory function and durability are achieved.
BR18 refers extensively to Eurocodes and Danish standards for calculation and execution methods.
3. Sikkerhed mod gennemtrædning 3. Protection against falling through
Roofs and roof lights must be designed so that there is satisfactory protection against falling through. The purpose is to ensure an acceptable safety level for persons who work on or pass over the roof in connection with operation and maintenance.
Protection can be provided in the roof structure/roof light itself, or by constructing the assembly so that falling through does not cause personal injury (e.g. a supporting layer underneath).
4. Vedligehold og ejeransvar 4. Maintenance and owner responsibility
The current owner of a building is obliged to maintain and repair the building so that the Building Regulations continue to be complied with and the risk of injury to persons is reduced (cf. Building Act § 17 and relevant BR18 provisions on operation, inspection and maintenance).
For major interventions in load-bearing structures (e.g. new dormers, replacement of rafters or significant changes to the roof structure) documentation under BR18 Chapter 15 and possibly involvement of a certified structural engineer may be required.
5. Brandmæssige forhold ved tage 5. Fire-related aspects of roofs
BR18 requires that fire spread in and on roofs is limited. At fire compartment walls, special measures must be taken against fire spread across the wall. The choice of roof covering and insulation materials affects both fire safety and distance requirements to boundaries for secondary buildings.
6. Praktiske konsekvenser ved tagreparation 6. Practical implications for roof repair
Minor repairs and maintenance can often be carried out without a building permit, but must still comply with the material requirements of BR18 and occupational safety rules.
Changes that affect load-bearing structures or fire safety may require documentation and in some cases a certified adviser.
The contractor should ensure that execution follows the applicable standards and control plans where these are required.
